Central Saanich

Located on the Saanich Peninsula

Considered the gateway to the Gulf Islands, the Saanich Peninsula is surrounded by water, except for its south side, which borders the District of Saanich. It includes the communities of Central Saanich, North Saanich, parts of Saanich itself, Brentwood Bay and the town of Sidney.  The furthest point, the Swartz Bay Ferry Terminal is a half-hour to forty-five minute drive from the City of Victoria along the Patricia (Pat) Bay Highway that runs along the Saanich Peninsula. The area is made up of small communities and seaside villages alongside agricultural areas and low density residential neighbourhoods.

Housing options on the Peninsula are mixed, with many rural properties, single family homes, usually on large lots, and many waterfront or ocean view properties. Some character and heritage homes can be found on the Peninsula and low rise condos and townhomes near the commercial zones of the small urbanized areas. Real estate pricing ranges from very affordable to upscale estates, acreages and waterfront mansions. The area is home to the Victoria International Airport and a large industrial park. 

You’ll love the easy, relaxed feeling of living in the country, while only 20 minutes from the city; the Peninsula’s unique beauty, with its large rolling tracts of agricultural land, driving or cycling along winding roads through hills and valleys to beautiful lakes and beaches; the scenic ocean views, wineries and golf courses; the Lochside Trail, providing walkers, cyclists and equestrians with 29 kilometres of a mostly flat trail system that runs from Swartz Bay to Saanich and links with the Galloping Goose Trail connecting Downtown Victoria to Sooke.

Central Saanich includes the communities of Brentwood Bay and Saanichton, and neighbourhoods of Hawthorne, Inlet, Island View, Keating, Martindale, Oldfield, Tanner, Turgoose and Willis Point.

 If you're searching for a home with serious amounts of potential, you should consider Central Saanich real estate. These properties are as diverse as they are beautiful, and buyers will be presented with a wide selection of opportunities. From bed and breakfast options to hobby farms to equestrian properties, the possibilities are endless. The one common band in this community is the obvious presence of West Coast charm throughout the architectural designs. A convenient ferry to Mill Bay, allows residents to avoid the urban traffic congestion, making getting to other parts of Vancouver Island from this seaside community quick and easy.

The local real estate market is made up of mostly single-family homes on larger lots and newer condos and townhouses. Several offer potential homebuyers the opportunity to own a unique, custom designed property with ocean views and western exposure. Many homes are designed to take in the area’s picturesque landscapes. Housing here is generally a bit less expensive than in Victoria’s core.
